Yes — we can assist you throughout the entire council approval process. Our team will guide you step by step to ensure your project complies with all local and state regulations. This service is offered under a separate quote, as costs vary depending on site conditions, zoning, and specific council requirements.

PURCHASE PROCESS

Purchase Process

  1. Deposit: $3,000 for designing (non-refundable, deducted from final price).
  2. Payment:
    • Cash buyers: 25% on order; balance held securely in a Solicitor’s Trust Account until completion.
    • Finance buyers: 25% on order; balance released via approved loan drawdown.
  3. Security: All client funds are protected in trust or through an authorised finance facility until project completion, ensuring peace of mind and project transparency.

Yes — we design other houses. Share a photo, sketch, or floor plan of your vision and we’ll adapt it to our modular single-storey structural system, ensuring full compliance with relevant building codes and regulations.

Price

Our modular homes are priced from $2,800 to $3,200 per square metre, including delivery and all structural, electrical, plumbing, and energy-rating certifications completed by licensed Australian builders. Unlike traditional builds, you avoid delays from weather, labour shortages, or drawn-out timelines. Homes are precision-built in a controlled environment, then delivered and installed on-site — quickly and efficiently, without compromising quality or compliance.

Installation Requirements

Installation Requirements

  • A site plan is required to determine the exact build location and confirm compliance with council and certifier requirements.
  • Installation is carried out by licensed builders. We coordinate with certifiers, arrange soil testing, and organise utility connections where needed.
  • For housing projects, a qualified builder will construct or place the home on-site. Connection to mains services is quoted after site inspection; typical costs are usually under $10,000 (site-dependent).

To obtain council or certifier approval, you'll need:

Additional documents may be required based on local regulations.

Secondary Dwelling Regulations (Queensland) Each council and state vary.
Secondary Building  must be within 20 meters of the main house, with setbacks of 3 meters from rear and side fences, and 1 meter from side boundaries. Maximum size: 80 m². Minimum block size: 450 m² without a Development Application (DA)  If its Primary house a DA usually required.

💰 Purchase Process

      • Deposit: $3,000 non-refundable (deducted from the final price) for modifications or custom orders.

      • Cash Buyers: 25% payable on order, with the balance held securely in a Solicitor’s Trust Account until completion.

      • Finance Buyers: 25% payable on order, with the balance released through the customer’s finance drawdown facility.

      Security & Assurance
      All client funds are either safeguarded in a Solicitor’s Trust Account or managed via an approved finance facility. This structure ensures maximum protection for buyers while also enabling us to maintain strict build schedules and deliver within agreed timelines.
