How do modular homes strive in a high demand market? 
Our modular houses provide a strong solution to housing supply challenges. They should not be viewed as an inferior alternative; in fact, they offer many advantages. Procedure for Certification of Secondary Dwelling 
REQUIRED TO PROVIDE: To be approved by a Certifier or Council, You will require a Site Plan( these usually come when you purchase a property ) if not you will need a Surveyor. Space Homes will provide 1 Engineers Structure certificate for our homes and building plans. 2 Electrical certificate for the homes from Australian licensed Electrician 3 Plumbing Certificate for homes from Australian Licensed Plumber 4 Energy Efficiency Assessment report - After 30/09/2023 7 Star Rating Report is required. This will be supplied once we have a site map and the position of the capsule or building 5 Form 15 Design Certificate from Manufacturer 6 Foundation Drawings. Either Drawn by an Architect, Building Designer , Draftsperson, or Engineer. But accompanied by a Form 15 Design Certificate By an RPEQ Engineer. The installation Builder/Owner Required to do.
- Drafted Working Drawings. i.e., Site Plan, Floor Plan, Elevations, Electrical, drainage and detailed setbacks, and dimensions.
- Rough-in Approval from local council. Plus a Form 3 from the Licensed plumber

What is the cost of a space home? 
What are the prices for these magnificent houses of the future? You won't spend a lifetime working to pay them off, and they will likely outlast most traditionally built houses. Our prices range from $80,000 depending on which Homes , size and fit out. We offer a warranty for Structural 50 years and, except for electrical appliances, which have the usual 1-year warranty.and joinery 2 years Our prices are below those of most tiny homes and granny houses. Register with us, and we will provide you with the standard price. Any alterations to the interior or exterior will be quoted separately.

You can secure financing or Leasing ( our product com with there individual vin number ) and building insurance for it as a Primary and Secondary housing option, and no Development Application (DA) is required for the Secondary Dwelling in most cases. However certain council requirements may apply depending on block size and Zoning. For more information, please reach out to us via email with your inquiries. What are the homes made from? 
All material toAS/NZS STANDARDS . The Main frame of the capsule are 4mm thick channel galvanised steel , which is rust, heat, corrosion resistance. Overall structure design has been strengthen against winds and vibrating resistance, can stand earthquakes of at least magnitude 7. The exterior walls aviation 2.4 aluminium with 2 coats of fluorocarbon paint which is very durable. The Glass on the back and the front of the capsule are made of 6+22A+6mm toughened Low-E Double Glazing to prevent noise and save energy. Interior walls 10mm flame retardant board +imported PET high gloss carbon crystal plate 8mm thick. Insulation is Eco friendly polyurethane spraying which is fire retardant . The floor is Eco friendly stone plastic 8.0 thick. Bathing area, shower door 304 stainless steel gun ash brushed, transparent explosive proof glass. Bathroom door, privacy glass door. Bathroom with marble non/slip tiled floor. Customised cabinets/ smart mirror. Faucets/shower floor drain, toilet . What is the purchasing process? 
If you decide to buy and wish to make modifications from the standard design, there will be a non-refundable deposit: $1,000 for simple modifications or $3,000 for more complex ones. However, if you proceed with the purchase, this deposit will be deducted from the agreed price. Once your design requirements are reviewed and you are satisfied with the order, a 35% deposit will be required. When the capsule is completed, we will provide you with photos, a video, and a VIN/serial number. At this stage, an additional 40% payment is due before shipping. The remaining 25% is payable upon delivery on the ship FOB (freight on board), once you are supplied with the bill of lading, before sailing to Australia at the agreed port. Your capsule/home is covered by insurance till it arrive to your site. The entire process, from the time the deposit is made, typically takes 6 to 8 weeks for manufacturing. Delivery is expected to take an additional 3 to 5 weeks, depending on the size of the product, with 3 weeks for container-sized products and 5 weeks for oversized products transported on flat rack trailers. Once your home is ready, we will provide an estimated delivery date, which may vary depending on prior orders and logistics schedules. We need to keep this payment method in place to keep our prices as low as possible and to ensure that other customers' orders, which might have issues, don't affect you. If you require Finance or Leasing this can be arranged, depending on your financial situation, please inquire, we have a variety of options. ---
What appliances included in the price? 
The following appliances are standard in some our product, please inquire : induction cooktop, combination electric and steam oven, dishwasher, washing machine, full size refrigerator, exhaust hood, hot water systems and two ducted air conditioning units. Additionally, a 1790 x 900 cm projection screen is included.
What size are the modular Homes ? 
We have all sizes depending on your requirement and budget, Best to have talk with us and we will go through the whole process. The Y7 capsules (which is one our unique and popular )have a maximum size of 40.02 m² due to transportation limitations, though we also manufacture smaller sizes. These units can be combined to create larger spaces and customized into various designs. We also have solutions for difficult terrain or restricted access Our Y7 capsule dimensions are L 11.500 x W 3.480 x H 3.360 meters, with a weight of 9 tons.
Is the delivery and installations included ?. 
Yes, we offer delivery services nationwide in Australia, In remote and difficult area ( There may be extra charges) with delivery included in our prices for locations within three hours of the nearest shipping container port. For areas beyond this, there is an average cost of $350 per hour for Semi trailers and cranes, with additional fees for more distant locations. We can handle the installation process for you depending on location and soil test most installations come under $1o,000. To begin, we will need a site plan from you so that we can determine the best location for the build. Once we have that, our engineers will provide the necessary plans for the footings. The capsule should be elevated at least 650 cm off the ground ( you can go higher ), and we will provide leg extensions for plumbing access and council inspections. These will be attached by crane during installation. In addition, we can arrange for a licensed builder to oversee the entire installation process. The builder will assess the site, and work with a certifier for permits, coordinate soil testing and foundation work with engineers, arrange for an electrician for electrical connections, and ensure a plumber is on hand for water, sewerage, and rainwater connections. All our work is accompanied by Certificates for the certifier's approval.
Are the materials used in your space pods certified to meet Australian standards?

It is crucial that your Primary or Secondary Dwelling meets all Australian certifications in accordance with the latest building codes. These codes ensure compliance with structural, accessibility requirements, energy efficiency ratings, fire resistance, cyclone ratings, and earthquake standards. Certification is essential; without it, you cannot legally reside in, rent out, or obtain insurance for the property, leaving you vulnerable to liability. We supply all certificates required for Council/Certifiers.
What are the rules on placing a Capsule Secondary Dwelling ( Granny Flat ) in your back yard, your allowed to have one up to 80 m2 
For residential properties in Queensland, the capsule needs to be within 20 meters from your house, with a set back from the neighbor's fence and back fence of 3 meters, and a side fence of 1 meter. It cannot be larger than 80 square meters (in NSW and VIC, the limit is 60 square meters). The block size should be a minimum of 450 square meters without a development application (DA).
